Article 1. Are you ready for condo life?
There are many things to consider when purchasing a condo in the
Philippines. Take a look at the following areas for consideration:
1. Why are you buying?
The answer may be obvious. Perhaps it’s for a family member or partner to
reside in, lease out to a tenant, stay in when you visit the Philippines,
or because you know it’s the only form of property a foreigner can own and
leave to any loved one in their estate. Knowing exactly why you want
to buy makes your decision easier. Never buy on pure emotion just because
you want to own a condo. There will always be a reason when you sit down
and think about it.
2. Space
It’s a fact; condos usually have less space than houses. Always check out
storage areas, and be prepared to install extra storage if needed.
3. Association Fees
Often overlooked, but monthly association fees will always be a part of
condo living. They are necessary in order to keep the whole condo tower
functioning. Ask what the fees are before you purchase. They can vary a
lot depending on location, facilities and size of the tower/land.
4. Security
Included in the association fees, security access and monitoring is an
important part of safe condo living. Most condo towers in the Philippines
have 24-hour security guards and administration, along with video
security. As an extra security precaution, you should change font door
locks once the condo is purchased.
5. Location
One of the most important considerations. It’s a good idea to walk around
the surrounding area to see what facilities are available. If you can’t,
try and get your representative to do it for you. Obtain a report on
facilities such as transport, schools, shopping centers, entertainment,
food places etc.
6. Views
Some people want views, other don’t mind. But if you want a view, a condo
on level one is not a wise choice! If you’re buying a condo in the
Philippines, and can’t be there in person, get someone to take pictures
from the balconies or windows so you can see the view.
7. Pets
Not many condo administrations allow pets, or impose restrictions on the
type or size of pet.
8. Amenities
Pool, gym, function rooms, TV and cable access points or capability for
your condo, walking areas, lobby, elevators etc. What do they have? What
do you want/need?
9. Parking
Not all condo towers have parking included. In the Philippines, most
foreigners use cabs, and therefore may not need a parking space. This
may be ok for live-in owners, but for resale value, investors may want to
keep this in mind.
10. Insurance
The association fees usually include the building insurance, but you may
need to consider personal household items such as furniture, jewelry,
electronics, clothes etc. in the event of fire more so than theft.
Theft/burglary is virtually non existent in condo towers compared to
houses.
11. Association rules and governance
The building association will have a list of rules that need to be
followed. Think of association rules the same as laws constituted in a
democratic society. They have been voted on, have a specific purpose, and
need to be followed by its constituents.
12. Price
Certainly a major consideration. If you take a general look at condo
prices in the surrounding area, you can’t go too far wrong. Sure prices
will vary, but it will always be to things like size, fit-out, location,
facilities, local attractions, views etc. They all play a key part in
determining price.
13. Size/Layout
There’s only so many bedroom you can fit into a 50m2 condo. Which means
some other living areas may suffer as a result. Size and layout go hand in
hand. You can have a huge condo that has a really bad layout, or one with
a great layout but only has one bedroom. This may not affect an investor
as much, but for the live-in purchaser, the layout and size is something
you have live with day and night.
14. Paperwork
This involves contracts, titles, floor plans, association rules etc. The
golden rule is don’t sign anything until your lawyer, or a
CondoMillion.com representative views the contracts first. Getting
ownership of property in the Philippines can be a very complex process.
Consult the professionals.
15. Pictures
A picture tells a thousand words. If you purchase the condo remotely,
pictures are necessary so you know exactly what you’re getting. Ask your
broker or CondoMillion representative take detailed pictures for you,
internal and external.
There’s a million reasons to buy a condo as we say, but one of them should
be because you just love it! Listen to your instincts. Everything else
