Article 2 - Did you overlook resales?

Many buyers get trapped into the belief that brand new, or pre-selling property is the only way to go. However, an increasing number of clients are asking for property that is a little older, but still well maintained, and offers great value.

For example, the other week, we sold a 2 bed, 2 bath condo, 130m2, plus a car space, in the exclusive Salcedo Village area of Makati City. The condo sold for 8.5M Pesos. Similar brand new condos sell for 10-15M Pesos in the same area.

New developments and pre-selling has its advantages, such as flexible payment terms in the case of the latter. However, for buyers that already have substantial capital, and who can afford either a cash payment, or shorter payment terms, can snap up very good bargains.

CondoMillion.com is now averaging 25M Pesos per quarter in sales, thus on target to close 100M Pesos by the end of this year. This does not include other joint ventures on the drawing board, which is expected to double or triple that figure over the next 12 months or so.
